I need a termite inspection as part of the sale
of my house. How do I proceed? |

Simple. You or your
real estate agent
just give us a call and
we’ll schedule the inspection. We are glad to accommodate
rush orders, and always deliver the written report within
one business day. Where treatment, repair or fumigation is
required we can handle those services as well. Everything
can be billed through escrow, so no payment is due until the
sale is complete. |

Do termite inspections only look for termites? |
 |
No. Although they are typically called termite inspections,
they are actually reports on all wood-destroying organisms
(WDOs). They include anything that eats wood, including dry
wood termites, subterranean termites, wood-destroying beetles,
carpenter beetles, carpenter ants, carpenter bees, white wood
rot, and brown wood rot. See the

The inspection report indicates that we have
a termite problem. How do we decide between treatment or fumigation
? |

That’s a great question. The best response depends
on the circumstances of the infestation, which should be itemized
in the termite inspection report. There are a lot of factors
to consider, and a qualified inspector discusses the situation
and also your own goals. Fumigation is typically more expensive
than treatment; beware of companies that too quickly say “tent
the place”. We offer both treatment and fumigation services,
and will recommend the most cost-effective solution for your
situation. |

How long after a fumigation before termites
can return? |
 |
Termites can return immediately after the tent is removed.
Fumigation kills the termites inside the tented area, but
it is not a treatment and there is no residual effect once
the tent is removed. |

Are all termites treated in the same way? |
 |
No. The two main
types of
termites in Southern California are subterranean
termites and dry wood termites. Subterranean termites live
in the soil and are very aggressive, meaning they can consume
a house
much faster
than dry wood termites. They
must be treated locally. Dry wood termites live primarily
in structures, such as houses and buildings, and respond to
both local treatment and to fumigation. |

Do you treat dry rot? |
 |
Yes. Dry rot is a fungus, which is officially a type of
wood-destroying organism (WDO). It is typically treated
by removal and replacement of the wood. If the infestation
is very small you can remove it and replace with filler,
but generally we prefer to replace the section with a new
piece of lumber in order to be sure we have removed the
